How to Appeal Your Hamilton County Property Value
If your new 2026 value doesn't match what homes like yours actually sell for, Ohio gives you a formal way to challenge it: a complaint to the Hamilton County Board of Revision. Here is the process as the county describes it, and the kinds of evidence the Board says are useful.
- Who: any Hamilton County property owner
- When: January 1 to March 31 (for 2026 values, in 2027)
- How: form DTE 1, by mail; email filings aren't accepted
- Hearing: about 15 minutes, if the Board needs one
Step 1: Check your new value
When finalized 2026 values post on the Auditor's Property Search (the Auditor says to check back in November 2026), look up your parcel and compare its market value with recent sales of similar homes nearby: same area, similar size, age and condition, sold close to January 1, 2026, the date the value is meant to reflect.
Step 2: Gather the evidence the Board lists
The Hamilton County Board of Revision names these as useful evidence: documentation of a recent arm's-length sale of your property (closing statement or purchase contract); an appraisal with an effective date of January 1 of the tax year; a list of comparable home sales in your area; certified repair estimates with dated photos if structural problems lower the value; and, for rental property, income and expense statements.
Step 3: File form DTE 1 between January 1 and March 31
Complaints are filed on form DTE 1 (DTE 1M for manufactured homes) and must be mailed, postmarked no later than March 31, to the Hamilton County Board of Revision, 138 E. Court Street, Cincinnati, Ohio 45202. The county says complaints cannot be submitted by email. Questions: (513) 946-4035.
For the 2026 values, which appear on 2027 tax bills, the window is January 1 to March 31, 2027. Ohio law generally allows one complaint per property in each cycle between countywide revaluations, with exceptions such as a recent arm's-length sale, a casualty loss or substantial improvements, so this window after the 2026 update is the one that matters.
Step 4: The hearing
Hearings last about 15 minutes. The Board may decide from your written evidence that you do not need to attend; if your attendance is required, it notifies you at least 10 days ahead.
How Ela can help, and what she can't do
