Hamilton County's 2026 Property Value Update: What Homeowners Should Know

Every three years, Ohio law requires the county to update the value of every property. 2026 is an update year for Hamilton County, covering more than 350,000 parcels, and the new values are the basis for the tax bills you pay in 2027. Here is what is changing, when, and what you can do if your new value looks wrong.

  • New values expected on the Auditor's Property Search in November 2026
  • Tax year 2026, paid on your 2027 tax bills
  • A statistical, sales-based update: no one visits your home
  • Disagree? The Board of Revision window is January 1 to March 31, 2027

What the 2026 triennial update is

Ohio counties revalue property on a six-year cycle: a full reappraisal, then a "triennial update" three years later. Hamilton County's last full reappraisal was in 2023, so 2026 is the update year.

According to the Hamilton County Auditor, the update is a desktop, statistical review of more than 350,000 parcels that uses recent sales to bring values in line with the market. Unlike the 2023 reappraisal, there is no physical viewing: neither the Auditor nor staff will visit your property.

When the new values arrive

The Auditor posts finalized values on its online Property Search once the state's tax equalization review confirms them, which typically happens toward the end of the calendar year. The Auditor's own page tells homeowners to check back in November.

The new values apply to tax year 2026 and first show up on the tax bills you pay in 2027.

A higher value doesn't mean the same jump in taxes

The Auditor is clear that a change in value does not equal the same change in what you owe. Voted levies, exemptions and credits all enter the math.

Ohio also changed the rules. In December 2025, Governor DeWine signed four property-tax bills: HB 186, HB 335, HB 129 and HB 309. According to the Ohio House, HB 186 limits how much school-district taxes can rise from a revaluation to the rate of inflation, and it phases out the old non-business credit while expanding the owner-occupancy credit for people who live in their home, with that relief beginning in January 2027. HB 335 caps the growth of "inside millage" at inflation during reappraisal and update years, also beginning in January 2027.

Your exact bill depends on the levies where you live. The Auditor's office can walk you through yours at (513) 946-4000.

What to do when your new value posts

Look up your parcel on the Auditor's Property Search in November and compare the new value with what similar homes nearby have actually sold for: same area, similar size, age and condition.

If it looks high, the Board of Revision lists the evidence it finds useful: a recent arm's-length sale of your own home (closing statement or purchase contract), an appraisal, a list of comparable home sales in your area, and certified repair estimates with dated photos for structural problems. Ohio law generally allows one complaint per property in each cycle between countywide revaluations, so the January to March 2027 window after this update is the moment that counts. Our step-by-step appeal guide covers the process.

Common Questions

When will Hamilton County's new 2026 property values be released?

The Hamilton County Auditor posts finalized values on its online Property Search once the state confirms them, which typically happens near the end of the year. The Auditor's page tells homeowners to check back in November 2026. The new values apply to tax year 2026 and first appear on the tax bills you pay in 2027.

Will my property taxes go up if my Hamilton County value goes up?

Not necessarily, and not dollar for dollar. The Auditor notes that a change in value does not equal the same change in tax: levies, exemptions and credits all affect the bill. Ohio's December 2025 reforms also tie some revaluation-driven increases to inflation and expand the owner-occupancy credit, with relief beginning on January 2027 bills.

Will someone from the county inspect my home for the 2026 update?

No. The Auditor states that neither the Auditor nor staff will visit your property for a triennial update. The 2026 update is a statistical review of more than 350,000 parcels based on recent sales, unlike the 2023 reappraisal, which included a physical viewing.

What can I do if my new value looks too high?

Any Hamilton County property owner can file a complaint with the Board of Revision. The window runs January 1 to March 31 of the following year, so for 2026 values it is January 1 to March 31, 2027, by mail on form DTE 1. Recent sales of comparable homes are among the evidence the Board lists as useful.
