Room-by-Room Staging Guide
Every room tells a story. Here’s how to make each one speak to buyers.
Living Room
- Remove personal photos and family memorabilia — buyers need to imagine themselves here
- Arrange furniture to create conversation areas, not wall-hugging layouts
- Add fresh flowers or high-quality faux greenery for a touch of life
- Ensure all light fixtures work and use warm-toned 2700K bulbs
- Place a few curated coffee table books and tasteful decorative objects
- Steam-clean or replace carpet; refinish scratched hardwood
Kitchen
- Clear ALL countertops except 2-3 decorative items (fruit bowl, small herb pot, artful cutting board)
- Deep-clean appliances inside and out, especially the oven and refrigerator
- Replace outdated hardware with modern brushed nickel or brass pulls
- Organize pantry and cabinets — buyers WILL open them
- Add under-cabinet lighting for a warm, luxurious glow
- Display a high-end cookbook or a beautiful tea kettle
Primary Bedroom
- Invest in crisp white hotel-quality bedding with layered textures
- Use matching nightstands with identical lamps for symmetry
- Remove TV if possible — buyers want a serene retreat
- Add blackout curtains behind sheer panels for layered window treatments
- Place a cashmere throw at the foot of the bed for warmth and texture
- Clear closets to 50% capacity to showcase storage space
Bathrooms
- Replace old caulk and grout — nothing says "neglected" like discolored grout
- Display rolled white towels in a basket or on a tray, spa-style
- Add a high-quality soap dispenser, not the grocery store pump
- Remove all personal toiletries, medications, and cleaning supplies
- Install a new shower curtain if you have one (choose white or linen)
- Place a small potted orchid or succulent on the vanity
Outdoor Spaces
- Power-wash driveway, walkways, and patio — first impressions start at the curb
- Add seasonal potted plants flanking the front door
- Stage the patio with outdoor dining furniture and cushions
- Ensure all landscape lighting works for twilight showings
- Trim hedges, edge the lawn, and refresh mulch in garden beds
- If you have a pool, keep it crystal clear with floats removed
Lighting & Ambiance
- Replace all burned-out bulbs throughout the home
- Use consistent color temperature (2700K warm white) in every room
- Open all blinds and curtains for natural light during showings
- Add floor or table lamps in dark corners
- Install dimmer switches in dining room and primary bedroom
- Clean all windows — inside and out — to maximize natural light
